Cuyahoga County Hypocrite Con Artist GUS FRANGOS - President of the Cuyahoga County Land Bank

 

Gus Frangos' shell LLC property is scheduled for FINAL FORECLOSURE AUCTION on April 22, 2013.  There were no bidders on April 8, 2013.

If the shell LLC property does not sell on Aprill 22, 2013, the property will default to the plaintiff- Cuyahoga County.  Which means this property will end up in the county's land bank and Gus Frangos will again have control of the shell LLC property which was taken by the county for delinquent property taxes.

 Gus Frangos behavior is not only a conflict of interest, but it is a scam and unethical.

It is most unfortunate that the public officials who have the ability to get rid of Gus Frangos choose to look the other way.

 

 

The property located at 1158 East 61st Street in Cleveland, Ohio is scheduled for FINAL delinquent property tax foreclosure auction on April 22, 2013.

 All of the records below point to Gus Frangos being in control of the shell 1158 East 61 LLC - which owned the property located at 1158 East 61st Street. 

The property was owned by Gus Frangos prior to the transfer to the self-created LLC.  

The mortgages - which were obtained AFTER the transfer to the LLC - were signed by Gus Frangos.  Gus Frangos signed for the mortgage as "Member of 1158 East 61st LLC ".

I believe Gus Frangos is the sole "member' of 1158 East 61st LLC and numerous other LLCs.

Gus Frangos' hired agent - Ladon Ruffin - testified under oath that that property was owned by Gus FRangos and that Frangos hired him to collect rent.

  The KING of the Land- saving us from the FORECLOSURE CRISIS - has some foreclosure issues of his own.

The King - who wrote the book on delinquent property tax foreclosures targeting others- has been targeted himself for a delinquent property tax foreclosure sale.

According to public records, the mortgage was never released (repaid) .

Gus Frangos has walked away from his financial obligations to Cuyahoga County.  Gus Frangos salary is paid by the collection of delinquent property taxes.

Excerpt: Erie County commissioners Bill Monaghan and Pat Shenigo got a huge assist last year from Jim Rokakis, the former Cuyahoga County treasurer who currently serves as director of Thriving Communities Institute, which supports land bank programs throughout Ohio.

Rokakis helped establish the Erie County Land Bank and the state awarded the county about $473,000 to demolish abandoned structures on blighted properties. The county land bank program also puts teeth into the efforts to force delinquent property owners to make decisions about their properties and become responsible as land owners. 

We never understood why other county officials were so reluctant previously to push people to pay what they owe in back taxes, but were glad that reluctance — whether it was personal or politics — was beaten down.

Gus Frangos shell LLC property that is scheduled for property tax foreclosure auction on April 22, 2013 has been delinquent for many years.  The delinquency began while Gus Frangos was employed by Jim Rokakis in the Cuyahoga County Treasurer's office - which is in charge of collecting property taxes.  The collection was ignored for several years with no tax lien ever sold.    Despite Gus Frangos' salary paid by the Cuyahoga County Treasurer's office via the collection of property taxes and Gus Frangos current position as land bank president - which is also  paid by the collection of delinquent property tax fees -  the shelll LLC property has been tax delinquent for several years and was finally sold out by the new county treasurer.

Aren't all liens and back taxes forgiven once a Land Bank property is handed over to the City/County and then sold to another property owner?

Keep up the good work. Before you know it all Land Bank back taxes will disappear with no infrastructure or schools improvements to show for it.

Gus Frangos' Shell property - more property overlooked for taxes

The two properties above are not the only Gus Frangos' shell LLC properties that were overlooked for property taxes for several YEARS during his employment with the county treasurer's office and the county land bank- both employers that rely heavily upon the collection of delinquent property taxes.

NO tax liens sold      NO tax foreclosures filed until recently and only on 1158 East 61st LLC.

GUS FRANGOS - Add up the COST to Taypayers

Gus Frangos made the decision to walk away from his shell LLC's responsibility and his decision is costly to Cuyahoga County taxpayers:

 

Lost property taxes that were overlooked since 2007   $25,697.43

Magistrate's and legal departments salary to present and hear the case in court

Sherriff's department to prepare case for foreclosure auction twice

 GUS FRANGOS receives a six figure salary to save us from the foreclosure crisis, NOT CONTRIBUTE.    His salary is paid by the collection of delinquent property taxes.

 

Cuyahoga County Land Bank SIGN the PETITION to end the Scams - Your HUD dollars at WASTE- Demand the Removal of Gus Frangos

 

There are several reasons that Gus Frangos needs to removed from the county land bank.  He has violated the public's trust, he has engaged in numerous conflicts of interest, and he can not be trusted to be in control of millions of taxpayer dollars and thousands of parcels of land.

Frangos is the master of creating LLCs and hiding real estate- this creates an extremely dangerous position within the county's land bank.

Frangos is allegedly saving us from the foreclosure crisis; meanwhile he has been named as a defendant in several foreclosure / civil real estate contract court filings in Cuyahoga County.

Frangos's six figure salary is paid by the collection of delinquent property tax fees; meanwhile Frangos' shell properties were tax delinquent for years, some still are delinquent, and others lost via delinquent property tax foreclosure auction.  Ironically, Gus Frangos wrote and passed legistlation to target others for tax delinquencies with the threat of foreclosure.  This scam classifies GUS FRANGOS as a HYPOCRITE.

The Cuyahoga County Land Bank is allegedly saving us from blight; meanwhile Gus Frangos has blighted an entire neighborhood with nearly 10 dump properties hidden behind LLCs which he signed the mortgage for after the transfer to the LLCs.  Dumps that look like they are in the middle of a war zone.  Vacant, vandalized and wide open to the elements and crime.  Dumps that were property tax delinquent for years, while Gus Frangos collected rent for the dumps and a six figure salary paid via the collection of delinquent property taxes.

GUS FRANGOS Shell LLC Property Foreclosure TODAY

Today, April 22, 2013, is the FINAL DAY to bid on Gus Frangos' shell LLC property scheduled for final foreclosure auction.

 

If there are no bids today, the shell LLC property will default to Cuyahoga County.  Which basically means this property will be placed in the Cuyahoga County Land Bank and Gus Frangos will AGAIN have control over this property.

Place your bids, folks.

Gus Frangos shell LLC failed to pay property taxes for years while in control of Gus Frangos.  I can't imagine what will happen with Round 2 of Frangos in control.
